2005 Projects from the Reserve For Repairs and Renovaton (Hill Hall)

 

Project Information:

Replace the two (2) air handling units in the attic of the 1961 addition of Hill Hall, which are past their life expectancy. These two units are leaking condensate on to the ceiling below, and are suffering from drain pan corrosion. Being 45 years old and obsolete, repair parts are difficult to obtain. Piping insulation may contain asbestos and funds for its remediation are included. Existing units are modular multizone units in poor condition. Access is provided by a 5 ft x 5 ft access door in the ceiling and it is assumed the new units will fit through this door. There is a wood catwalk from this access door through the attic to each unit. Access and space around each unit is better than average.

The 1961 wing is served by three constant-volume ducted systems, two of which are situated in the above mentioned attic. Each system consists of a constant volume AHU, lined supply/return/outside air ductwork with manual dampers, transfer ducts from rooms into corridors, corridor return air grills, chilled water coil and steam heat coil, and pneumatic controls. The OA ductwork is teed into the RA ductwork, and relief air dampers are not present. Smoke detectors are present in the RA at the AHUs. Proper air balance is doubtful considering numerous comfort complaints.

These funds will replace the two air handlers located in the attic. Funds are included for connection to the existing steam and chilled water piping, new valving and new controls. No funds are available to replace the air distribution system.
