Project Information:
The roof and cupola were inspected by Rooftop Systems Engineers, an outside consulting engineering firm, as part of the preparation of a condition assessment report. That report is provided here for reference. Also, UNC Design and Construction Guidelines for Employee Fall Protection are provided for easy reference.
SLATE ROOF:
This slate roof is in poor condition. The slate shingles show significant weathering and there has been a significant amount of breakage. Many shingles have been replaced. Several ridge and hip shingles are missing. The slate shingles are serviceable as they lay, but will not be able to be reused. Walking on the slates can cause breakage, which would not occur if they were newer. We were not made aware of any specific leaks or problem areas and, therefore, could not address such. However, with the openings observed, the system is most likely allowing water to enter.
BUILT-IN GUTTERING:
The gutters are built-in place and made of lead coated copper. These appear to be original to the building. These gutters are in a fair but serviceable condition for the immediate future only. There is currently only one wear hole, but others will most likely develop in the near future. Some drains are clamping ring type with strainers and some are drop tube outlets with no strainers.
METAL FLASHINGS:
The valleys have been replaced with new plain copper and are serviceable for now. There is one turbine vent with a galvanized base flashing, which is rusting, but in fair condition. All other flashings are lead (vent pipes), copper, or lead coated copper and are serviceable for now. The caulking between the metal flashing and limestone cornice on the front rake is deteriorated.
CUPOLA:
The cupola is in very poor condition. There is a substantial amount of peeling paint and rotting wood. The rotten wood should be replaced and the cupola painted. The cupola repairs should be done before the new slate roof is installed to prevent possible damage being done to the new roof system when the cupola repairs are done.
Scope of Work
Replace the slate roof including built-in gutters and flashing. Repair cupola structure and repaint.
