Project Information:

General Construction
It will be necessary to remove the existing ceiling in order to remove the air distribution system as required by this project. During the demolition process there will damage to adjacent wall and floor finishes. Money is being allocated for the repair and or replacement of the affected finishes.

HVAC
The building is conditioned by four small HVAC systems that are over 25 years old. They include wrapped ductwork and AHUs that include HHW and CHW coils, humidifiers and electric reheat coils, and pneumatic controls. When the HHW system is replaced with steam service to this building, replace these HVAC systems with fully ducted systems. Include DDC controls. Lower recital hall RA grills to floor level. Asbestos insulation may be present on HHW piping in the crawl space, and removal is included in this project.

The attic is ventilated by a small axial fan in the south-west gable. Provide a larger centrifugal fan with suction ductwork up to the underside of the ridge, and discharge ductwork to this gable louver. Also, replace the north-east dormer screened louver assembly with a full-sized unit.

Electrical
Lighting levels were found adequate, but the luminaries installed are inefficient and have reached the end of their useful life. The building is fitted with luminaries which contain T12 lamps installed and magnetic ballasts which may contain PCB's.

This project provides for upgrading the lighting system to T8 energy efficient luminaries with parabolic lenses where needed. Motion sensors should be incorporated in appropriate areas and mechanical spaces should be included. The proper disposal of PCB ballasts (if present) and fluorescent lamps are included.

Sprinkler System
A wet-pipe sprinkler system is recommended. Include a new sprinkler service from the 6-inch main to the south side of the building. A pump is likely not needed. Cover the attic also.

Fire Alarm System
The existing Protronics system was installed in the 70's and provides only basic building coverage. There are just a few smoke detection units in the hallway and mechanical room with no coverage in the two large rehearsal rooms.

This project provides for a fully addressable fire alarm system. It should provide complete building coverage including duct detection units.
