Project Information:

This slate roof (5,300SF) was installed in 1921 and has received no maintenance work other than spot repairs since then. The dormers leak. The ridges and hips leak and need to be rebuilt. The valley and other transition sheet metal flashing need to be replaced. The lead coated copper gutters also need replacing. The roofing felt under the slate is 82 years old. The existing slate needs to be removed and stored for reinstallation over new felt and sheet metal flashing while replacing all broken slate.

If these repairs/replacements are not made, then water will continue to infiltrate. As the water infiltration continues, system sister component damage continues. This ongoing damage makes it more and more difficult to locate and repair leaks. The water intrusion adversely affects the research and support functions contained in this building and consume scarce maintenance resources to stretch these systems' lives to the maximum and to continue to make water damage repairs to the building interior .
