Project Information: The basement floor has damaged interior finished walls and ceilings caused by moisture coming from inadequately water proofed exterior foundation wall. This can be seen in the Housekeeping room in the north-east corner of the basement. Provide a new waterproofing and perimeter drain system. There are several occurrences of mortar joint separation due to the differential expansion and contraction of the mortar and the brick. Brick expands and mortar contracts. The mortar needs to be tested and the mix analyzed for content to match the color. Then the mortar joints need to be routed out and re-pointed. There is a termite-damaged stair and water-damaged doorway in the basement. There is floor framing decay at the first floor near the northeast entrance, and recommend selective demolition of the basement ceiling to inspect and repair these first floor joists. The foundation wall in this area should be waterproofed. Selective demolition of ceiling areas in classrooms 107 and 202, to expose the supports for the floor framing above should be performed. This will be required if the floor live load capacity is to be confirmed in the areas above 107 and 202. If these repairs/replacements are not made then water will continue to infiltrate. As the water infiltration continues, system sister component damage continues. This ongoing damage makes it more and more difficult to locate and repair leaks. The water intrusion adversely affects the research and support functions contained in this building and consume scarce maintenance resources to stretch these systems' lives to the maximum and to continue to make water damage repairs to the building interior.
