2003-04 Projects from the COPs Reserve For Repairs and Renovaton (Hanes Hall)

Project Information:

The existing wood and steel sash windows all need replacing. The steel windows are single glazed. The steel sash frames are not thermally broken; there is a lot of condensate run off during the winter. They are energy inefficient and should be replaced at the time of any HVAC renovation. The wood windows are warping, single glazed, and difficult to maintain. These units need to be replaced with new units that have thermally broken frames and are dual glazed with low “e” glass.

If these repairs/replacements are not made, then water will continue to infiltrate. As the water infiltration continues so too system sister component damage continues. This ongoing damage makes it more and more difficult to locate and repair leaks. The water intrusion adversely affects the research and support functions contained in this building and consume scarce maintenance resources to stretch these systems' lives to the maximum and to continue to make water damage repairs to the building interior .
