2003-04 Projects from the COPs Reserve For Repairs and Renovaton (Carmichael Auditorium)

Project Information:

The pre-cast concrete panel system has been inspected and evaluated by an outside consulting engineering firm. Their analysis and recommendations follow: "The pre-cast concrete cladding components are showing signs of distress from long term weathering and corrosion of the internal steel reinforcement. Several areas are severely damaged and have broken loose and fallen, or are currently a falling hazard. The overall condition of the upper wall panels is fair, while the remaining components (window heads and sills) are in poor condition. Failure of the joint sealant over time has allowed water to enter the wall system, which has led to corrosion of the connections and internal concrete reinforcing steel. The corrosion and expansion of the steel has caused cracking and spalling of the concrete. It is possible that the upper panels have also been damaged. Based on the overall condition of the cladding and the type of damage observed the entire cladding and window system should be replaced.

The water intrusion adversely affects the research and support functions contained in this building and consume scarce maintenance resources to stretch these systems' lives to the maximum and to continue to make water damage repairs to the building interior."
